Activity Stabilizes with the Arrival of Spring in Quebec

According to data compiled by the Quebec Professional Association of Real Estate Brokers (QPAREB), 8 112 transactions were recorded in the province of Quebec in March 2023, a decrease of 25 per cent. Active listings are up 49 per cent and new listings decreased by 8 per cent compared to March 2022.

Regarding the median price, the largest change was for plexes, which decreased by 6 per cent. The median price of condominiums decreased by 5 per cent and single-family homes by 2 per cent.

Here are the March 2023 median prices for a single-family home in the 7 CMAs along with the variation from March of last year.

  • Montréal: $535,000 (-5 per cent)
  • Gatineau: $420,000 (-11 per cent)
  • Sherbrooke: $365,500 (+4 per cent)
  • Québec: $350,000 (+1 per cent)
  • Drummondville: $331,750 (+1 per cent)
  • Trois-Rivières: $280,500 (+4 per cent)
  • Saguenay: $260,000 (+1 per cent)
