Towards a Rebalancing of the Real Estate Market in January
According to data compiled by the Quebec Professional Association of Real Estate Brokers (QPAREB), 4 076transactions were recorded in the province of Quebec in January 2023, a decrease of 33 per cent. Active listings are up 47 per cent and new listings decreased by 6 per cent compared to January 2022.
Regarding the median price, the largest change was for plexes, which decreased by 15 per cent. The median price of single-family homes decreased by 1 per cent and condominiums by 3 per cent.
Here are the January 2023 median prices for a single-family home in the 6 CMAs along with the variation from January of last year.
- Montréal : $500,000 (-7 per cent)
- Gatineau : $405,000 (-6 per cent)
- Sherbrooke : $337,500 (+1 per cent)
- Québec : $325,000 (0 per cent)
- Drummondville : $323,000 (+9 per cent)
- Trois-Rivières : $270,000 (+1 per cent)
- Saguenay : $254,500 (+14 per cent)
